There is more information available then ever before. But why is it, even after all of the stories and pundits have had their say, you still feel you can’t grasp what’s really happening in the real estate market?


There is a lot more to it than simple statistics and market info. These numbers are helpful and vitally important, but if taken at face value they can be misleading, even deceiving. As Mark Twain once said, “There are lies, damned lies and then there are statistics.” I created this blog to pull back the curtain on Texas real estate, interpret the market information and present it to you in a format that is both pithy and easy to digest.

Colorado Crossing - Mount Bonnell Shores, Area Information and Real Estate Update


Colorado Crossing – Mount Bonnell Shores is an Austin neighborhood bordered by Mount Bonnell Rd. and Lake Austin. The area was originally developed in the early 1960’s and predominantly consisted of waterfront homes of the Chambers TJ and McKetta subdivisions. The remainder – majority of the land, Colorado Crossing and Mount Bonnell Shores, was developed in the late 1980’s into the mid 1990’s. Several builders built homes in the subdivision including: Buffington Homes, Legend Homes and Capital Homes.

Street names in the area include: Mount Bonnell Road, Eby Lane, Odessa Lane, Colorado Crossing, Tortuga Trail, Tortuga Place, Tortuga Cove, Mountain Cedar and River Wood Circle.

Currently homes range from the $500,000 range to over $3 Million. In July of 2007 John McKetta’s personal 3.4 acre property on Tortuga Trail set the neighborhood record for most expensive sale. The home was sold as a tear down for $3.8 Million dollars cash. Currently a custom home is being built on the estate.

Activity in the area has been slow recently. There are currently 4 homes on the market. Two Homes offered in the $600k price range and the other two above the $2.5 Million dollar mark. The homes have been on the market for an average of 90 days. This number is high, but is skewed by the ultra luxury properties which tend to take much longer to find real buyers. There are no condos or town-homes in this area.

Real buyer activity has been slow in the area. There are currently no pending homes on the market and the last Colorado Crossing – Mount Bonnell Shore closing occurred on the last day in July. This is not a concerning statistic because the activity and number of homes available in the area remains so low. I anticipate more real buyers and properties for sale as we get closer to the selling season. This is also consistent with the economic woes and mortgage crisis. During 2008 only one home sold on the mls. The home on Colorado Crossing sold for just over $582,000.

During 2009 seven properties sold in the Colorado Crossing – Mount Bonnell Shores area, majority of which sold in July. The average sale price was $675,533 with list-to-sale-price and days on market 92.43% and 130 respectively. The high sale price came in at $895,000 and the low registered a very respectable $539,000. Luxury homes are typically classified as the top 10% of homes sold by sale price. For the Austin real estate market this roughly equates to half a million dollars.
