Part 1- Placing your home on the market too soon!!!
When you’re ready to sell your home be sure to take all necessary steps to make your home "market ready". An old social rule states, first impressions are everything and long lasting too. The same holds true for your home. Buyers notice all the little things, so make sure you leave them with a positive first impression.
-Curb Appeal- The ultimate first impression! How does your home really look? Most buyers decide whether they would buy a home based on its appearance from the street.
-The Dated Home- You have seen all the TV shows. People want new, fresh vibrant homes with personality. Dated homes are big sticking points for buyers. Don’t think you’re in the clear because your refrigerator isn’t avocado green and you don’t have shag carpet! This can be anything from cabinets and knobs, flooring or old wall paper.
-Pre-Market Home Inspection- These are gaining popularity, because they give sellers the ability to address items that could potentially turn off a buyer or come up in a buyer’s inspection. Addressing these issues beforehand can save you time and money.
-Walk through- Walk through your home as a potential buyer. Does anything stand out? Fix anything that doesn’t feel right…if you can see flaws so will a buyer!
-Sound like a lot of work?
Remember, staging your home does take some extra time and money but it is well worth the investment. An updated and polished home will result in a higher sale price with fewer days on the market, which bodes well for you and your neighborhood’s value.
