Texas Property Insider- Austin Real Estate and Texas Coastal Real Estate Blog

Welcome to Texas Property Insider. The purpose of this blog is to provide accurate and helpful information about market trends and issues important to property owners in Central Texas and on the Texas Coast. You hear a lot of talk out there. You see the statistics, read the stories in the newspaper and you see practitioners regurgitate those same stories and statistics. There is more information available then ever before. But why is it, even after all of the stories and pundits have had their say, you still feel you can’t grasp what’s really happening in the real estate market?

There is a lot more to it than simple statistics and market info. These numbers are helpful and vitally important, but if taken at face value they can be misleading, even deceiving. As Mark Twain once said, “There are lies, damned lies and then there are statistics.” I created this blog to pull back the curtain on Texas real estate, interpret the market information and present it to you in a format that is both pithy and easy to digest.

Biggest Mistakes Seller’s Make When Selling Their Homes (Part 1)

Part 1- Placing your home on the market too soon!!!

When you’re ready to sell your home be sure to take all necessary steps to make your home "market ready". An old social rule states, first impressions are everything and long lasting too. The same holds true for your home. Buyers notice all the little things, so make sure you leave them with a positive first impression.

-Curb Appeal- The ultimate first impression! How does your home really look? Most buyers decide whether they would buy a home based on its appearance from the street.

-The Dated Home- You have seen all the TV shows. People want new, fresh vibrant homes with personality. Dated homes are big sticking points for buyers. Don’t think you’re in the clear because your refrigerator isn’t avocado green and you don’t have shag carpet! This can be anything from cabinets and knobs, flooring or old wall paper.

-Pre-Market Home Inspection- These are gaining popularity, because they give sellers the ability to address items that could potentially turn off a buyer or come up in a buyer’s inspection. Addressing these issues beforehand can save you time and money.

-Walk through- Walk through your home as a potential buyer. Does anything stand out? Fix anything that doesn’t feel right…if you can see flaws so will a buyer!

-Sound like a lot of work?

Remember, staging your home does take some extra time and money but it is well worth the investment. An updated and polished home will result in a higher sale price with fewer days on the market, which bodes well for you and your neighborhood’s value.

What is my home worth?
